Having been the capital of the United States only for a year, New York is often called one of the world’s capitals. The significant part of international business, finance, commerce, fashion, cinema and so on and so far is concentrated there.

New York City has a nickname “the big apple”. There are several legends connected to the term, all they have in common only that the term appeared in 1920-30. The first legend says that during the Great depression well-to-do families had to make ends-meet by selling apples. The second refers to jazz musicians. They said ‘There are many apples on the success tree, but when you pick New York City, you pick the Big Apple.’ There is an opinion that the nickname came from the ‘The Big Apple” club in New York. The other legend says that the nickname was invented by the sportswriter John Fitzgerald, who named his column about NYC’s racetracks “Around the Big Apple”.

New York City is located on the Atlantic coast of the United States, at the mouth of the Hudson River. The area of the modern New York began to be settled by the Europeans in the XVI century. Since the beginning of the XIX century New York has been the largest city in the United States. New York is a cosmopolitan city, where the emigrants make up the big part of its 8 million population.

New York City consists of five boroughs. They are Brooklyn, Bronx, Queens, Staten Island and Manhattan.

The most prestigious and renowned borough is Manhattan. It’s an island where the best theaters, cinemas and shops are located. One of the biggest attractions in Manhattan is Central Park - an oasis of green in the middle of New York City. Here you can escape from the city noise, relax and enjoy nature. Manhattan is also filled up the highest skyscrapers with the offices of the leading international corporations. However Manhattan isn’t only that chic. Harlem - one of the most dangerous city districts is also there. Many think that there’s nothing more in New York, than Manhattan, but other four boroughs are also worth seeing.

Brooklyn occupies the western part of the Long Island and the largest in population of all the five boroughs. Brooklyn is famous for its Botanic Garden, Brooklyn Bridge and Brighton Beach. Brighton Beach is one of the largest Russian communities in the United States.
The largest in area of New York City’s five boroughs, Queens is more suburban in spirit. Like Brooklyn it is situated in the western part of the Long Island. Among the attractions in Queens are the New York Hall of Science and the Queens Zoo.

The Bronx is the only one borough that is part of mainland New York. The Harlem River separates The Bronx from the island of Manhattan. The Bronx’s attractions include Yankee Stadium, home of the New York Yankees baseball club of the American League; the Bronx Zoo, Bronx High School of Science, Walton High School, Morris Park, the New York Botanical Garden.
Staten Island is the least populated of the five boroughs and the most geographically separated. You can there by ferry from Manhattan.

Before you go down to the local bank or investment company, it might be a good idea to ask yourself how long you expect to own the apartment building or complex. Is this a long-term investment? The answer to this question can significantly impact the type apartment financing you should get.

If you are planning on owning the property for a couple of years or less, most experts agree that an adjustable rate mortgage (ARM) will be your best method of apartment financing. Like the name suggests, an ARM is a loan will an interest rate that may change with time in accordance with an index. With both banks and other lending institutions eager to provide apartment financing,
new options have emerged in recent years. Generally smaller banks and other lending sources like direct lenders have a greater degree of flexibility in their loan-offering lineup. In an effort to attract more borrowers, many of these lenders are now offering either non-recourse or partial-recourse loans.

The traditional recourse loan offered by most institutions meant that the lender could have claim on the personal or corporate assets in the event of the default of the mortgage holder. A on-recourse loan on the other hand means the lender cannot hold you personally liable if you fail to repay the debt as promised.
The only recourse of the lender is to take the property you’ve pledged as security for your loan, but he cannot claim any other assets or money from you if you default.

If you plan to build the apartment building instead of buying it, some lenders
may offer you a partial recourse construction loan. This means that until work is finished on the project, the borrower is responsible for the entire amount of the construction loan. However, as soon as the project is ready for occupancy and the apartment building has some value for the lender to seize, the borrower is responsible for only 50% or less of the value of the construction loan in the event of a default.

Are you looking for ways of persuading your web site visitors to buy your product or service? Or for ways of writing a sales letter so that you sell more?

Then you need to understand why people buy in the first place.

People buy things because they want to. Not necessarily because they need to.

We don’t need to buy expensive designer clothes, for instance, but we want to. Because we want to look good, and great clothes makes us look good. Why do we want to look good? In many cases, simply to attract the opposite sex.

This is why so many designer clothes ads use sex to sell.

It’s simple, but it works. In a magazine ad - by placing a guy in a particular designer suit next to a couple of beautiful women, the readers subconsciously thinks that by buying that suit, he too will attract beautiful women.

Emotion makes you buy. Wanting to achieve something makes you buy.

You need to trigger the reader’s desire for your product. Not necessarily by focusing on your product, but on how his life will change when buying this product.

Focus on the potential customer, not your product.

You can’t force people to buy. Unfortunately, some of you might say.

But why force someone, when you can make them want to buy voluntarily? With much better results? Trigger their emotions so that they want to buy. Make them want your product. Feed them with emotional triggers so that they get excited about the project. Let them so the sales job.

How to trigger their emotions?

Tell your reader how his or her life will change after buying your product. Are you selling power shower heads? Tell them how fantastic you’ll feel every morning using these heads. Describe it. Compare your power shower heads to the ordinary, cheap shower heads.

Show them how the features of the product will benefit the buyer.

Appeal to his or her emotions.

Are you selling cars? Let the prospect sit in the car, let him drive the car. Point out all the little details, like the high quality leather that is used on the seats. (Don’t say a word yet about how much this costs extra.) Paint him a picture…describe to him how wonderful it’ll be to drive this car every day. Describe how the product will change his life.

Make them want your product.

But in order for the emotional appeals to work, you need to use logic, too. Because the prospect must justify his uncontrollable urge to buy.

After the initial emotional appeal, give him all kinds of logical reassurances of why it’s OK to buy. Tell him how much money he will save using your product, tell him you’ve reduced the price of your product so that if he likes it he’d be much better off buying straight away, tell him that you will give him additional bonuses if he buys immediately, and the best trick of all…

Tell your potential customer that he can return the product to you at any time and get a full refund if he’s not entirely happy about it.

This is the ultimate logical appeal.

If he wants your product; if you’ve made him want your product - the main thing holding him back is money. If you take away this risk, he’s got nothing to loose.

Use emotion to get your readers to desire your product by showing them how they will benefit from the product. Use logic to take away their resistance to buying. Use logic to take away all the risks.

One of the most important departments in any company is the marketing department. That particular “specialist” function is one that is critical to any business, small or large, online or offline. Now you are working alone in your own internet business, you are the one who has to know:

what internet marketing options are open to you;

how to select which ways to promote your business and website;

how you will budget for your advertising and other internet promotions;

how you will monitor the success of your different internet and advertising promotions once they get started.

how to manage the marketing of your business so that it is synchronized with the other key aspects of the business, especially finance.

Internet marketing is a massive and ever changing subject, so I will make absolutely no attempt to cover it in detail here. There is a considerable amount of material available for free on the internet. All I can say is: absorb as much as you can and then try to take a down to earth view of it. That is what I have done in the past, and have not got my fingers burnt with the internet marketing ebooks I have paid for.

You are very likely to find that marketing is a major expense in your online business, whether it be on information, advertising, or time saving products and services. If you spend a lot of time online researching internet marketing, you will be exposed to a cascade of options. Some of those options will be a magnet for your wallet, others will just be a waste of your valuable time; some will be both. This is why you will benefit from viewing things as a manager would, especially when wearing the finance hat.

Critically examine all requirements, or temptations, to spend money on marketing. If the marketer in you is anxious to spend, you should stand back from that and take a balanced view. Examine your proposed spend again the next day. You may have a different and more circumspect view next time.

Having a marketing budget is important. Try to stick to it, but be prepared to increase it out of profits if something is going well.

Evaluate all marketing options in terms of your budget, time, risks and expectations.

Be very selective about the marketing options you choose to utilize, and then ensure you have a way of tracking their effectiveness. If you don’t, and you’re trying a number of options at once, you will not have much of a clue as to what is successful and worth continuing, and what should be dropped from your marketing mix.

Be prepared to stop any marketing campaign that is not getting results within a reasonable time scale, but also try to make a sound judgement on what is a reasonable timescale. It is as bad to prematurely stop a campaign that could have been successful the following month, as it is to carry on with a campaign you should have stopped.

Review the effectiveness of your marketing efforts regularly, at least monthly but preferably weekly. Keep your finger on the pulse of the business.

This has just been a brief introduction to managing your online business marketing. In any business, getting the marketing right is crucial. Online marketing, with its thick veil of hype, is particularly hazardous. As you develop more of a management attitude, you will find it that much easier to see through the hype, and nurture your business through the many steps to success.

Purple Martins are the largest member of the swallow family.
However, in flight their wings are more triangular than other swallows.

The song of a martin is a distinctive, low pitched liquid

Purple Martins have been known to build their nests in cavities of dead or dying trees, holes in cliffs, or just about anywhere from 3 to 30 feet high. But the most popular nesting place for the martin is in your own back yard int the houses you construct and put up for them. Their nests are made from leaves, grass, straw and twigs and the eggs are white and unmarked.

Purple Martins feed on a variety of flying insects, flies,
bees, beetles, flying ants and moths, and here in the south, the dreaded mosquito!!

Many people build Purple Martin houses to attract martins early in the spring, which are generally
well liked by the birds. They prefer the wooden condominium type houses. Most people like to paint there bird house white as white keeps the house cooler and is attractive to the birds. Aluminum and plastic is used also in the commercially built bird house, but wood is by far the best choice for keeping cool. The best height to mount your bird house is from 15 to 20 in the air, but lower heights to 10 feet will work in wide open spaces. Always be sure to put a predator guard on the pole to prevent predatory cats or other vermin from raiding the nests.

African Drums and Rhythms Information Sheet

AFRICA is a continent of rhythm and dance. Before it was
colonised by the European nations in the 17th and 18th
centuries, it was divided into different empires and kingdoms.
Each had their own traditions, songs and drums. The DJEMBE
(jem-bay) was the drum of the the Mandinke people, from the
great West African Mali Empire of the 12th century, situated in
the present-day countries of Mali, Guinea, Burkina Faso, Cote
d’Ivoire, Senegal and Gambia. It has become the most widely
played of all African instruments.

Today, as before, it is used to celebrate times of importance in
village life such as baptism, weddings, full moons, harvest etc,
and through the popularity of world music, it’s appeal is
spreading on a daily basis.

The DJEMBE is a “goblet” shaped drum with a skin (usually
goat) stretched over one end. It is played with the hands as
part of a group of drums. The other drums in this group are
cylindrical and have cow skin heads. Played with a large stick,
they come in three sizes and are called the kenkeni (smallest &
highest), the sangban (middle) and the dundunba (biggest and
lowest). A bell is played at the same time, completing the
ensemble.

Traditional West African Rhythms are normally “polyrhythms”.
This means that there are 4 or 5, and sometimes even 6 or 7
different parts that go together to make each rhythm, and they
are often accompanied by singing and a dance. Most rhythms are
played for specific occasions, some are mask dances - others are
played only at football matches!

Rhythms include: Kakilambe, Liberte, Dimbadun, Soko,
Soca, Koukou, African Rhumba, Tiriba, Babobo, Yankadi, Kpanlogo,
Yole, Cassa, Sorsonet, Mandiani, Doundounba, Fanga, Diagbe,
Fankani, Marakadon, Soli, Abondon. - Plenty to learn, you see!

Other drums from Africa include: Sabar, Bougarabou,
Frontonfrom, Atumpan, Apentema, Apetia, Bobo, Brekete, Atsimevu,
Sogo, Kidi, Kagan, Kroboto, Totodzi, Kpanlogo, Oslama, Kete,
Kurukutu, Sakara, Togo, Bada, Bata and Talking Drums.

How to play the djembe.

There are three main notes played on the djembe.

1) The BASS, played with the flat of the hand in the middle of
the drum - a deep “booming” sound. 2) The TONE, played with the
bottom pads of the fingers towards the edge of the drumskin,
fingers outstretched - a “thick” note. 3) The SLAP, played by
striking the edge of the drum with the palm of the hand and
allowing the fingers to “flap” into the drumskin - a “sharp,
dry, cracking” sound. Like the tone, this takes a while to get
right.

Most West African djembe rhythms are a combination of these
three notes. The arm bends at the elbow and not at the wrist.
This gives more power and greater control. Don’t forget to take
rings off first!

The CALL is played by the lead djembe player. As the name
suggests, it calls everybody into the rhythm, shows them where
to start and at what speed they should play. It is also used to
draw the song to a close, and sometimes to bring a change of
rhythm in the middle of the song.

The other thing to bear in mind is the tempo, which can change
dramatically during the song. Usually, we start slowly and speed
up either gradually or at a given point. This is called the
échauffement (literally “heating up”), and can result in some
very fast playing towards the end!

Above all, the most important thing about African Drumming is to
have FUN. You hardly ever see someone playing drums without a
big smile on their face. It’s something you can do on your own,
or in a group (or “circle”), loudly or quietly, fast or slow -
it doesn’t matter. Once you get the knack of playing, you won’t
want to stop. And the more you play, the better you’ll get.

Rhythm Notation.

Traditionally, West African rhythms were passed from generation
to generation by word of mouth. More recently, various ways of
writing down rhythms have been devised. All show the order the
different notes are played in, but my favourite shows which hand
to use as well. If you are left-handed, just change left for
right. Here’s an example.
